Overview

As the Director of Commercial Management - Preconstruction at Flatiron, you will play an essential role, overseeing all contract terms for collaborative delivery projects, actively engaging in key review committees like the BRC and RCC, and ensuring commercial accuracy and risk management. You will also support project teams as they prepare contracts for the Guaranteed Maximum Price (GMP) stage. This role is a unique opportunity to significantly contribute to the success of our high-performing Preconstruction group.

What you will be doing
    Oversight over all contracts and terms for collaborative delivery contracts. Attends BRC, RCC, and other project reviews, reviews contracts for commercial accuracy and risk management, supports project teams with development of contracts as they approach GMP.
  • Works with BRC to maintain alignment and transparency around commercial considerations for projects
  • Works with legal to support the PLR process from a commercial viewpoint.
  • Tracks, reviews and supports teams with Risk Registers and Roadmap schedules for collaborative contracts, works with teams to ensure we remain on schedule and maintaining a robust risk management process
  • Tracks, reviews, and Supports teams with Early Works Package agreements, ensures compatibility to overall GMP model
  • Tracks subcontracting plans for collaborative projects, ensures commercial arrangements with major subs align with Flatirons commercial interests and the overall GMP model
  • Attends owner 1:1's during pursuits to discuss commercial topics
  • Engages with clients when necessary (supporting project teams) to discuss commercial aspects of GMP's
  • Provides monthly reporting to Executive Management (Javier/Richard) updating project status, presenting and highlighting key commercial considerations
  • Interprets contract language to understand the risks, rights and responsibilities of the project team and guide project team in properly managing in accordance with these clauses to limit exposure to additional costs.
  • Reviews and analyzes contract management records to provide advice for the purposes of limiting exposure or protecting the Company from additional risks due to changes and claims.
  • Performs regular project reviews and monitors job risks and change management against key performance indicators (KPIs)
  • Coordinates, manages and provides assistance to outside counsel and third party consultants as needed for claim and change resolution.
What we are looking for
  • 15+ years' experience in construction project management required.
  • 10 + years' experience in managing personnel required.
  • Bachelor's Degree in Engineering or related field a plus.
  • Master's Degree preferred.
  • Proven experience in bid-build, CMGC, design build and other alternative delivery projects required.
  • Valid Driver's License
  • Expert communication and interpersonal skills proven to engage and retain positive working relationships within project and build a strong relationship with project owners.
  • Strong proven skill to identify, track and manage project risk, own project budget and ensure cash positive business
  • Proven ability to efficiently and effectively manage multiple departments and direct reports to retain focus on one project completion goal and timeline.
  • Proven ability to identify growth opportunities for project personnel and developed to coach and mentor project personnel.
  • Proven ability to delegate task driven responsibilities to project personnel.
  • Proven knowledge and ability to analyze and interpret financial documentation to identify and mitigate project risk.
  • Effective delegation skills to drive efficient, accurate and profitable project completion.
  • Strong ability to appropriately recover funds from claim and dispute resolution.
  • Advanced skills in managing multiple departments and direct reports to retain focus on one project completion goal and timeline.
  • Know your contract and be steadfast in managing notices, change orders, disputes, and claims. Know your daily results and take action promptly to reduce cost.
  • Strong internal branding and sales knowledge to constantly promote yourself and the Company brand.

USD $200,000.00/Yr.
Salary Max
USD $280,000.00/Yr.
Vehicle Program
* Personal Vehicle Allowance Tier II: $950 USD/month
